The process, with a little bit of work on your part, really should go smoothly if you're educated, prepared and have the iHouse realty group to guide you through it. Here are some basic steps outlining the process.

Step 1

Determine your financial capability. This step actually involves multiple actions and is fundamentally important. It helps you assess what price maximum you are financially qualified for and will lead you to focusing your search criteria based on price.

Step 2

Select your search criteria. With your maximum price in mind, select the neighborhood, size, bedrooms,

bathrooms, quality and characteristics that you desire in a home. We will help you with this. When you've discussed your criteria, we will begin searching for a home for you. 

Step 3

Look at homes. We will email/text you listings as they come available and you let us know if you're interested in any of them. When you are ready, then we will go view the houses. As an agent, we have access to all houses listed on the MLS so it makes it easy to view properties.

Step 4

The offer. Find the right property and write up an offer to purchase it. I will walk you through the NC standard Offer to Purchase Contract (OTP) and explain the benefits and drawbacks of each section and each decision you make. I will help you decide what price to offer, how much Due Diligence fee and earnest money to provide, the closing date, as well as other important terms of the contract.

Step 5

Your home inspection – we recommend that the buyer get inspections done for your own knowledge once you have the binding contract, even if the home is purchased “as is”. It includes regular home inspections, termite, radon test, and survey. Further inspection may be needed – structure, AC, and etc.

Step 6

The loan process begins for this particular home as soon as the purchase and sale agreement is signed by both parties. We will help you choose a lender by comparing their quoting package. Your lender will usually need paperwork from you throughout the process and it's important to stay in communication with them to ensure a smooth closing and no delays.

Step 7

Working with your closing attorney whose job is to handle deposits, title search, prepare the final settlement statement, arrange legal transfer of the property and release proceeds to the seller. 

Step 8

Closing – the day that the transfer becomes official, and deed is recorded, you need to sign all the paperwork to transfer the property into your name and secure your mortgage against it.

    Visiting homes : When you select listings that you're interested in, we coordinate with the seller to get you inside their home - all based on your schedule. While touring properties, we will inspect and point out areas of concern about the home, as well as positive aspects. 


    Making an offer : Before we make an offer, we will help the buyer to research the property history, area, neighborhood and disclose the material facts and ect. ; Determine the seller's motivation and needs; Do the recent sold comparable analysis and help buyer determine the offer price and other terms fit the best interest of the clients; Prepare the Offer to Purchase contract 


    Presenting an offer and making your offer compelling : There are certain things I can advise you do to improve the odds that your offer becomes the winning one in a competitive bid situation.


    Acceptance of Offer : After we present your offer to the agent and seller, the seller has three options: they can accept your offer, counter your offer, or reject your offer. Our negotiating skills, experience, and knowledge of your needs will benefit you in reaching a final agreement.


    Contingent Period : we will assist, consult, and facilitate during the contingent period to confirm financing/appraisal, inspections, and any other contingencies to which your purchase is subject.
